Holding Deposit
Equivalent to two weeks' rent
Deducted from the first month's rent once the tenancy begins

Capped at five weeks' rent (six weeks if annual rent exceeds £50,000)
Registered with an approved deposit protection scheme
Referencing (included at no extra cost)
Our referencing process includes:

Permitted payments during tenancy
Under the Tenant Fees Act 2019, the following payments may apply:

Client Money Protection
It is a legal requirement for all letting agents to have Client Money Protection insurance. Rentals & Sales is a member of Client Money Protect, ensuring your deposits and rent payments are safeguarded.
We are also members of The Property Ombudsman and comply with their Code of Practice.

4 weeks before move
Arrange virtual/in-person viewings, submit applications promptly and prepare referencing documents (passport, visa, payslips, landlord reference).
2 weeks before move
Sign tenancy agreement, pay deposit and first month’s rent, arrange moving company, broadband installation and update insurance cover.
Move-in week
Attend key handover, check inventory carefully, set up council tax and utilities, register with local GP/dentist and explore the area.

How much deposit will I need?
Deposits are usually capped at five weeks’ rent (six if annual rent exceeds £50,000) and are registered with an approved scheme. We provide prescribed information at move-in.
Can I negotiate the rent?
Yes—especially if you can offer a longer-term commitment or earlier move-in. We present your circumstances to the landlord and aim to agree terms acceptable to both parties.
How long does referencing take?
Typically 48–72 hours once all documentation is supplied. International references can take longer; we’ll advise on guarantor or rent-in-advance options if needed.
What about utility transfers?
We supply a move-in checklist including meter readings. You’ll inform utility suppliers and the council within the first few days. Our team can recommend services that manage the switch for you.
